With so many neighbourhoods 50+ years of age, The Greater Hamilton Area is full of homes with layouts and square footage that just doesn’t suit modern family life. Couple that with the increase in multiple generations living under the same roof (in 2021, Canada recorded 441,750 multi-generational households, up 8.6 percent from 2016 and 21.2 percent from 2001), the demand for custom home additions is on the rise. With such a significant and expensive renovation project, you need a home renovation contractor with a wealth of experience and a strict adherence to safety, regulations, best practices, and budget considerations. EPI Renovations just happens to check all of these boxes.
Reasons to build anAddition to Your Home
Even if you feel like adding on to your home’s structure is necessary for your family or lifestyle, it’s still a major investment. As you weigh your options and alternatives, consider all of the benefits a custom home addition can bring.
Gain Square Footage
We know this is an obvious benefit, but if you’re feeling at all cramped in your home, every extra square foot of living space feels like a major upgrade. you can make bolder design and decor decisions with fewer compromises.
Improve Functionality
Many older Hamilton homes may have a lot of “personality”, which is a euphemism for “strange layout decisions”. With a custom home addition, you can improve the overall layout and flow of your house, instantly making it feel more modern and functional.
Share Your Home With Parents and Children
Between our aging population and challenges surrounding the housing market, multi-generational dwellings are becoming an option for many Hamilton area families, if not a necessity. Adults are able to take care of their elderly parents, who can in turn provide care for their young grandchildren, and all members can share housing expenses. Investing in a custom home addition to accommodate multiple generations can solve logistical and financial concerns for many Southern Ontario families.
Increase Your Home's Value
When the time comes to sell, that added square footage and functionality can make your home more attractive and competitive on the market. Many older homes (50+ years old) in Hamilton and surrounding areas are bungalows, potentially with a single bathroom and no garage. Adding rooms or even a second story could give you as a seller a distinct advantage.

EPI Works on All Kinds of Home Additions
Grow your house along with your family, instead of selling and relocating. Consider some of the following home additions:
Room Expansions
Popular among Hamilton homeowners is adding square footage to an existing room, such as a kitchen, home office, or living room. The extra space can mean more storage, more functionality, or more room for entertaining.
Room Additions
Many older homes in Hamilton don’t have enough bedrooms or bathrooms to support growing families. While remote work remains an option across many industries, you may want a dedicated home office. Most room addition projects are completed above grade, expanding the house’s footprint into the yard.
Accessory Dwelling Units (ADUs)
An Accessory Dwelling Unit is self-contained with its own kitchen, bathroom, and living/sleeping area, and can be internal or detached. An internal ADU is usually in the basement, garage, or attic, unless built as an addition to the home’s square footage. A detached ADU is separate from the primary dwelling and is often called a garden suite or coach house. With the need for housing in Hamilton, ADUs are becoming increasingly popular for earning rental income, for multi-generational living, or for adding a home office space.
Second-Story Additions
If you’d rather not build outward and lose yard space, you can go upward with a second-story addition.
Key Considerations of a second-story addition
Structural Viability: The existing foundation and support beams need to be able to handle the extra weight of the addition. This often requires proper reinforcement.
Design and Layout: The entire layout of the home will be very different, calling for meticulous planning. Bedrooms and bathrooms will be moved to the second floor allowing for expansion in the kitchen and living areas. A staircase also needs to be added to connect the two stories.
Disruption: This type of renovation is not one where you can stay at home during the project. Building up is exceptionally disruptive; homeowners will need to live elsewhere for the duration of the renovation.
An EPI Success Story East 8th Street
We were recognized as a finalist for the prestigious CHBA National Awards for Housing Excellence in the category of Best Whole Home Renovation ($300,001 – $500,000) for our East 8th Project in Hamilton, Ontario. Our expert team executed a complete rebuild of the house (save for one wall), adding a second story overhauling the entire layout and aesthetic. A project of this magnitude called for meticulous planning of each subtrade to keep the impact on the overall community to a minimum.

Will I need permits for my addition?
Yes, home additions do require a permit with the City of Hamilton (or with the city in which the renovation takes place).
